Eviction & Eviction Storage

  • In Connecticut, landlords must get a court’s permission before evicting a tenant. If you are facing eviction, you can get information, assistance, and guidance from the Housing Court Clerk’s Office: 123 Hoyt Street, Stamford, CT 06905 or 203-965-5308

If you have already received an eviction notice (summons and compliant), you can apply for the UNITE CT Eviction Prevention Program.

 

Fair Rent    

Fair rent is a rental charge that is not considered “harsh and unconscionable.” Fair Rent Commissions (FRCs) are municipal boards of volunteers that determine if a rental charge is excessive and can take action to address it. If you think your rent increase is unfair, you can contact the Stamford Fair Rent Commission.

 

Foreclosure

  • A foreclosure is a legal process that forces the sale of a home to cover a debt. If you’re renting a foreclosed property, you have specific rights and protections:
  • Landlords must inform tenants in writing about foreclosure proceedings.
  • Tenants can stay in the property for the duration of their lease or a minimum of 90 days post-foreclosure sale.
  • Utilities and essential services must be maintained during this period (if provided by the landlord).

Repairs & Utilities

The lease agreement for a rental property generally outlines the responsibilities of both the landlord and tenant for repairs and utilities. However, in most cases, landlords are responsible for major repairs and maintenance. If a landlord in Stamford refuses to take responsibility, please file a complaint by clicking here.

Rental Assistance

The UniteCT Workforce Rental Assistance Program provides up to 3 months of rental assistance for qualifying participants registered in a workforce training program in Connecticut. 

 

Renters Insurance

Renters insurance is a type of property insurance that protects tenants living in a rented property from loss, damage, or destruction. If a unit is damaged, renters insurance can cover personal property, liability claims, and additional living expenses. Be advised that it is not the same as landlord’s insurance. Security Deposits

  • Both landlords and tenants play roles in security deposits. Landlords must follow basic rules for security deposits and tenants must also follow guidelines to protect their security deposit.
  • Rental Security Deposit Complaints: The Department of Banking investigates complaints about rental security deposits, issues cease and desist orders, and refers matters to the Attorney General’s Office for legal action. You can file a complaint by mail, email, or fax using the official complaint form.
  • The UniteCT Moving Assistance Program provides security deposit assistance.
